To put it simply, financial planners don’t get paid when you invest in real estate. They only make money if you purchase the securities they try to sell you.

Some might know a little about Real Estate Investment Trusts (REITs), but that’s only because this type of investing mimics the stock market rather than direct property investing. In general, most financial planners have minimal experience or knowledge about the world of real estate investing.

If you can find a financial planner who is also a real estate investor, you’ve hit the lottery. While this is possible, it’s unlikely to happen, so when you begin searching for a financial planner, here’s what to look for. 

Flat-Rate Fee

If a financial planner works for a flat rate rather than on commission, there’s no reason for him to try to sell you anything you don’t need. He will focus on simply providing good financial advice. 

Fiduciary

Financial planners are supposed to be fiduciaries, which means they put your needs ahead of their own. As such, the right financial planner will advise on investments that are in your best interest rather than ones that earn them the most commission.

Independent

A financial planner who works for himself isn’t tied to the limitations of working for an insurance company. He has no ties to specific investment products and will be more flexible in the investment options they can provide.

If you can find a financial advisor that not only has your best interests at heart but also understands real estate investing, you’re lucky as he will actually be able to advise you. Don’t be in a hurry to find a financial planner, though, as it could take some time to find one that you connect with and trust.
